CASE STUDIES
SYDNEY HARBOUR VIEWS
This original Mosman Federation home had potential for spectacular Sydney Harbour Bridge views, however due to an exposed western orientation the view had been sacrificed to protect the occupants from the penetrating heat and glare. The existing planning arrangements were similarly less than ideal, with a powder room and staircase blocking the best harbour vantage points and no suitable outdoor living areas.
The existing 3 storey bow window was removed and the interior spaces carefully reconfigured on each level to optimise available views, which were then shielded with expansive balconies to provide necessary thermal comfort and outdoor amenity. Minimalist floor to ceiling glazing created a seamless indoor/outdoor connection with the spectacular Sydney Harbour panorama beyond, which can now be enjoyed all year round.
Consideration was duly given during the planning and design process to ensure the new additions did not result in any loss of harbour views for the adjoining properties, which resulted in a quick Council Approval process and a harmonious outcome for all the surrounding residents. The home’s interior and exterior were significantly restored and revitalised as part of the renovation process, in conjunction with thermal performance upgrades such as double glazing and enhanced insulation throughout.
Choosing to embark on a building or renovation project is a significant undertaking, and it’s crucial to receive the right guidance. Renovation and adaptive reuse projects can greatly improve a home’s functionality, thermal comfort and environmental performance, negating the need for a complete rebuild.
You may also find renovating offers significant planning control advantages, such as retaining non-conforming setbacks, building heights and/or FSR (Floor Space Ratio). To ensure you make an informed decision on what is best for you and the planet, we encourage you to reach out us.
